I just noticed that a large apartment at 1 Gracie Terrace is back on the market and the sellers -- who paid $2MM just about a year ago -- are now asking $3.2MM. I'm sorry, I don't know how to link the listing to this post. The listing doesn't have the apartment number, but I remember it was on the 11th and 12th floors. Going by the floorplans, they did a new kitchen and some rearranging, but nothing like $1M worth.

Sold finally for 2.8 million to a family that lives in the building-overpriced-they overpaid but I guess they like the building. Interesting how price decrease and date contract signed are so close. I suspect they accepted offer and then listed a decrease in price so as to NOT APPEAR THEY ACCEPTED A BID 13% BELOW ASKING.
If you look around this appears to be a common practice now a days.
