building at 39 Gramercy Park North

Any improvement in board since last comment? Is large downpayment a deterrent to buyers?

Thanks, Anon175 and dgsgirl, for this useful bump; I looked at a listing for this exact building (2A, $515k: http://streeteasy.com/nyc/sale/684638-coop-39-gramercy-park-north-gramercy-park-new-york ) as it's in one of my favorite neighborhoods and seems at first glance to be well-priced. Disappointing to see that the board is driving people away.

(I would be having to sell my current place -- which I don't want to do -- in order to get over the 40% DP hump, so looking at this listing was basically 99% window-shopping, but it was encouraging to see an apartment in this area for around $700/sf.)

Would love to hear any other info that anyone has!

The board in this building will not change and the staff, like doorman, act as if they were doing you a favor. Not a pleasant experience.

This is a wonderful building with a wonderful staff and board. I have lived in the building 36 yrs and feel fortunate to live here. I am sorry that anonymous175 had such a bad experience but this is not the norm.
