building at 245 West 51st Street

Discussion about 245 West 51st Street in Midtown
I currently live in this building. Some units are newly renovated and are in decent shape. Other units are nasty. We see occasional roaches, but not too many, and they're good with having the exterminator come every month.
Frankly, nothing has changed since the restaurant, and that place doesn't seem likely to last anyway. I haven't regretted living here for the last few years, even though I AM about to move.
The worst thing about the building is that the heating is all radiators. Sometimes they wait too long to turn the heat on, and the rest of the time, you need to be diligent about turning the knob on the radiators, or else it gets way too hot! And the non-renovated apartments do feel dirty / nasty.
The staff is great, though. The super, Angel, is a great super, and a great human being. The doormen are both good, too. The elevator is slow, and the lobby definitely seems post-war. The common areas could definitely be nicer.
But all in all, this building has been a great value. I'd probably stay if I weren't looking to buy...

I don't know what you are buying but in case it is a pre-war apartment -- don't turn the radiators off by turning the knob.
That's not how the system works. You might get a little short-term relief, but in the long-term, you'll just create leaks in the heating system (BTDT).
If the radiators need to be shut off completely, the place to do it is not at that valve.

This building needs a lot of work! While there are renovations, the asking price is too high for the area. When you do your research, you will be able to find better buildings with more amenities for the same price. Not worth your time.
The current super bullies tenants when they move out, I have text evidence of them saying they will complain to management if I don’t pay him $300-400, claiming he will make it spotless. He exaggerates the apartment condition but rhe language he uses is very bullying.
Management also attempts to charge your deposit for things like oh you forget to open the door for the broker etc. overall, would warn against renting here and maybe buying will save u from the bully but i am sure ue will find other ways to extract from you
