so what's wrong with this place?

Why do you think that there is any thing wrong with this place? It is still overpriced by 10%-15%. On the east are two really tall buildings. You are really just looking into them. Outdoor space is not usable as it is too narrow. In general places closer to broadway are less desirable in Tribeca.

Church sucks. Big time. Bedrooms face it. Outdoor space faces it. Hence the apt sucks.

I agree but at $1.5mm, it is a nice two bedroom with some out door space.

To each his own. Dropping $1.5 to have constant Church street noise is nauseating to me. I would suggest scrapping the outdoor space and getting a similar size apt on a better street in Tribeca.

Unfortunately, for 1.5mm you will not get a nice new/ish constructions condo with appx 1400 sqft even without the outdoor space in a better location in Tribeca. I wish they sell this to me at $1.5mm.

They rented the penthouses out for a couple years hoping for a market turn.
THey do want out of the rental business and I think the recent sale of PHA gave them some steam to think they'll move the rest.
I did see PHB. I liked the interior. But the outdoor space was, I don't know what words to use to describe. There are absolutely no views of anything, you may as well have some backyard space without future roof headaches. A very boring block with no views of anything.
By photos and floorplans, PHD looks to be a substancial cut above the other 3 PHs. Though the monthly costs reflect that as well."
