Look at recent sales for a better benchmark. Asking prices in new developments are often much higher than expected sales price.
Prices will go higher soon and once fortress completes pool rooftop spa lounge.........and don't forget location location location! would of could of should of
yes, you can't get much closer to the offices at Hearst tower.
There are four sides to the building. Unfortunately your on the wrong side! Also there are some bad views on Park Ave that do not effect the prices of those apartments
Robo - I am not on ANY side of the building because I don't live there. Looked at one apartment and it would be like waking up in a Hearst conference room every morning.
Remember, this building went BANKRUPT. Its a mess. The conversion went awry, its really a rental building.
A lot of danger here, prices should be even lower.

I have a good friend in the building. The debt was purchased by Fortress Investment Group and the prior owner, Rose Associates, is back as managing agent. Currently, the building's well run, and the deal fortess got at the forclosure auction should hopefully mean there's no concern over another default.
The wildcard is the amenities package. The promised amenities were a big part of the value to purchasers, so Fortress will really have to come through, here. So far it seems purchasers are happy with Fortress, but I'm sure they'll all breathe a big sigh of relief when the amenities are finished.
kstiles.....exactly u looked at one apartment there r 500+ apartments..u r a real estate agents dream. i looked at apartments all over manhattan and a large % of them have no view. there r many apartments in the sheffield with views and r luxuriously renovated like i said there r 4 sides to the building river views, city views and the hearst building.Swig is gone and fortress took over and bought the building at a steal and is responsible for finishing the ammenitie's ect. by next summer Its the right time to buy when a building is perceive to have problems. Did you ever hear of buy low sell high! Should of could of would of. Rose management a reputable management co.affirms what fortress is putting out there. Start reading and stop thinking.

Can't comment on north or east but views south and west are amazing.
Hi, does anyone have an opinion on the quality of the renovation workmaship ? I have walked through the units and it seemed to be fairly high quality in terms of material used and attention to detail. But would like to have an opinion from the experts !

Yes, seems like closing prices are accelerating sharply. Is it pure demand/supply or have they now completed the amenities and can offer a full tour of the building?
what percentage of the building has sold?
i think they are almost done. except for some rent controlled apartments and some top floor larger units don't think a whole lot is left ?

Construction quality looked poor to me. Has it been 3-4 years since the promised amenities became real? The photos here are still appear computer generated.

I am not sure about the construction quality per se, but the finishes there definitely seemed "hot and cold."
The kitchens I saw were all VERY nice--but, then, you'd look up and see cheap plastic flourescent lighting fixtures that aren't even installed correctly, for instance. There were some nice features throughout the unit, but, then, the hallways and the lobby felt quite rantals-from-the-1990s-ish.
The location is fantastic, but the overall quality definitely seems far less than the price-per-foot.
