Empty Open Houses

Went to a few open houses yesterday for the first time in several months. All of them were pretty empty. And brokers were talking about price being negotiable. It certainly felt like a softer market.

In what neighborhood, size, price range were you looking?

UES/UWS, 1-2 BR, in the 1MM range.

Went to 5 open houses this weekend in Bkln (PS, FG). 1 that was brand new to the market was busy, 1 had "moderate" traffic of 6-7 parties, 3 were dead as a doornail (i.e., we were the only ones there). Nice properties all. Checked all the sign-in sheets and they were very light, but in the case of the busy OH, we were early so I suspect that had decent traffic.

And I understand that Bkln open houses have been busier than Manhattan open houses.

Just to be clear, the 6-7 parties mentioned above was the total sign-ins for the day, not the # of parties while we were there.

My wife and I went to a total of 9 open houses as follows: 1 FSBO; three in a single buidling; three n another one; and two other OH's in separate buildings. One of the two buildings which had three OH's were well attended IMO. The other ones seemed to have a fairly low turnout based on sign in sheets and what we saw while we were there. These were all in downtown Manhattan (broadly speaking -- below 28th street) and 2bed/2bath or larger.
