Did any one else see it?
Went into contract and re listed -200 sq ft & -200k.
Something fishy going on here.
I guess the old buyers were not so stupid after all. Let us see who bites this time.
I think I've figured out the marketing strategy. 1) Determine asking price. 2) Subtract $100K and divide by 1000 to determine square footage.
And the place is owned by two architects!! However, this time they can claim they are just including the exterior walls which somehow has become more common in new condo offerings.
Once you correct the square footage, add the 1.5% flip tax to be paid by the buyer, factor in the existing assessment, and then add the new assessment ($25k would be Apt 2B's estimated contribution this year for new windows--to be paid by the buyer), this apartment is still way overpriced.
The loft situation in Tribeca in the $1 to 1.75mm price range continue to be bleak.
sv96, why does 2B have a flip tax? 11B has a flip tax.
True, there are quite a few 3BR Tribeca apartments < $1.75M that have not moved in a month.
I believe the flip tax applies to all units in the building. The listing for 11B is just transparent about it.
This apartment is not a real 3BR ... just several make-shift partitions that would likely need to be removed.
Does the buyer pay the flip tax or does the seller?
Does anyone have a view on the fair price for 11B?
11B spent a total of 14 days on the market, impressive.
And looks like both 2B and 11B are in contract already?! 2B has 10 windows, so even if sq ft is not correct, the light must be awesome.

looks nice from outside. don't know anyone who lives in it though. great location
