Somebody who will give him good advice:
Lower his asking price.
Remove that wall he put up in the living room and stop calling it a "true" two bedroom.

His broker is a joke. The listing text concludes with this:
"Whole Foods coming soon!"
Actually, at that construction site the handy dandy info sign on the blue wall states:
"This project is scheduled to be completed August 30th, 2012".
