Buy 350K/Pay 100K down/Get 15y Mortgage and RENT!!

-350K condo -100K down payment -mortgage (15 years) + taxes = 2.5K/month -rent=2.5K/month conclusions: 1) I get an apartment for only 100K in Manhattan 2) I do not have to pay anything else (no debts, mortgage and taxes are paid by rent) 3) and after 15 years, I start getting some profits How much lower can go a market correction or rents? I think 2.5K is a pretty safe number. Thanks, Aitch

Where can you buy for $350k an apartment you can rent for $2500/month? That seems unrealistically optimistic. Also, are you accounting for common charges?

That seems sort of reasonable...though the only condos i can think of that you can buy for that price and rent close to that would be in downtown brooklyn. The 2.5k mortg taxes don't seem to include monthly maintenance, and IMO it'd make more sense to get a 30 yr mtg and make extra monthly payments to pay it off in 15 years. You'd be paying less in interest that way.

350k condo in Manhattan would be something in Harlem, like that PS190 building, I think. One Battery Park might have similar low costs as well, but the mm are high.

250k 15yr at 4% is 1849.22

Checked a lot of downtown listings (they seem to rent for more psf than other areas) and I can't get it to pencil. HJF200074 do you have a specific property in mind?

250k 30yr at 4.3% might work, didn't try it

I think we are not seeing here the opportunity of doing this... crisis = opportunity... I still believe this is a valid option...

Mortgage rates for investment property is over 5% for a 30yr. You will have to buy 1.5 - 2 points to get the rate down to 4.3%.
You can pick up lux condo in WBurg for around 350-400k and rent the place for 2k a month. Take a look at 34 Berry rentals. The studios and 1brs there rent for 1900-2600k.
