Anybody have any comments here? Whats's the Board like? Live in Super but no Doorman ... comments? Love to hear some real comments besides the petty sniping that seems to be dominating this board.

NOT having a doorman for a property priced over $1MM is a serious negative.

I have full time doormen and they don't do diddly squat. Wouldn't be a deal breaker for me. It's one of the first things on which I'd be willing to compromise when moving.

Likewise I am ok wth no Doorman as long as there is someone to receive packages/dry cleaning. However my concern is more along the lines of condering potential resale down the road - sounds like it could be a major concern.

Any comments on the pricing? Seem a fair deal or in the range of where it should be for current market conditions?

such a nice feeling walking in but clearly not a cooking household - kitchen looks like an afterthought yet it's the first thing you see when you walk in. seems expensive for a co-op with no doorman - but very livable. price needs to come down though to reflect low turnover in the building and no doorman or in-unit laundry.

fking pos apt. Dude thinks he is a rock star w/ surfboards, a bar, claw tub, wall full of pretend books to "awe" ppl. It screams let me SHOW YOU HOW LEARNED AND COOL I AM! To think that apt was bought for a blowjob in 1995.

NOT 3BDRM. NO DOORMAN. $2.6MMfkmelisiting. POS really.... for $1MM, maybe....

this building's exterior is lovely. one of my faves on cpw. but, who's place is this and what exactly is an "Emmy Award winning home"?? what does that mean?!

as far as doorman or no doorman - we get by fine w/o one. live-in super and porter often accept packages for us, but everyone has different needs.

Actually for me it's a serious positive, but I'm probably in the minority with that opinion.

No foyer here, though. And a hideous open kitchen for status-obsessed servers of take-out dinners. And you have to walk through the study and through a closet to get to the master bathroom. That's just weird.

Plus it has a "solarium" with a view of a fire escape.

But "Emmy Award winning," wow! Yeah, that's pretty funny.

BT - agree solarium is weird ... the study off the master does work though. Agree kitchen seems an afterthought. Place is owned by a former dat=ytime soap actor that won an emmy.

There are two other problems with this apartment getting near asking. One is that the living room does not face onto the park, though the bedrooms/solarium do, and the other is that the unit is too low to get a good park view even from those rooms facing CP.

And just ignore W67th on this one - he still has his (delusional) dreams of a classic 6/7 on CPW for $1.5M

It is one of my least favorite bldgs on CPW (along with Braender) because it is out of context as part of the earlier wave of building on CPW. I prefer the facades of the Beaux Arts/Art Deco buildings.

i wonder what the security is in the building without a doorman - and if they've ever been broken into - the fire escape leads right into the apartments through various doors and windows. wonder if you could turn the layout around and make the bedrooms the to living and dining area.

P.S.
This looks like a great apartment, sans the price.
The location rocks although you must factor the lack of doorman into the price.
It's a very functional layout. The decor is taste specific but, what isn't?

Falco - 2007 5B - slightly smaller, but sold at peaky peak $1,750,000, and is front facing. With kitchen in more pleasant position.

The apt is ~1700 sq ft (45*45 minus the well and bottom right) but need reno looking at the white appliances of the kithcen. Given high maintenance without a doorman, per sq ft price should top out at 1100-1150 a sq ft. $1.9mm. $2mm is a strech.
