I'm considering buying a 2 bedrooms in this area and would like some advices/feedbacks about these three bldgs. SQF at the APEX seems the best value but C.C/maintenances start at $1,700/month!!! Let me know your thoughts.
2280 is overpriced with limited amenities. Never seen Apex as it just started showing and i bought a few months ago. The Douglass i thought only had limited 2brs left. When i looked months ago it was the ones overlooking the courtyards between 114 and 115, so starting at vacant buildings and the courtyard below filled with trash.
Have you also looked at the livmor, parc standard and soha 118, which all i believe have 2brs.
I visited one of the last 2bed at Livmor but wasn't really convinced by the layout. I've seen Parc standard as well and $641/sqf feels too much for what you get. I haven't seen Soha118.
Why everybody keeps saying 2280FDB is overpriced? If you can negotiate $640/sqf on a 2bed, it's sounds pretty good, doesn't it? Limited amenities? Beside the gym it looks like it has the same stuff all the others offer..?...
been a while since i was at 2280, but had issues with the garage as i have a car and the fact that it was an elevator valet seemed like a pain, also there was no underground way in and out so with groceries and other packages. Also don't remember but i know no gym, and i also believe no children's play room. I can tell you for me, my daughter loves the playroom at the livmor, where i ultimately bought, and i use the small gym.
And I say overpriced because it does not have the amenities, so the way i look at it you are paying a lot more money for what i believe were higher end finishes, but no amenities.
What lines are left in the Livmor as i lost track as they have been doing pretty well to sell out everything but the larger penthouse and duplex apartments. I only liked the C, G and K lines in the 2br and by the time i went they were out of K and was not so convinced on G. Was left between C and a 3br and wound out in a 3br.
But i do ask again what are you lookng for in an apartment and building?
I have a car but don't have kids and don't use gym but I see what you mean. Thanks for the input.
I visited the 6A I believe at the Livmor.
What's important for me is the location (FDB betweem 115 and 125 is a best - need easy access to subway for my gf) and size/SQF value. I don't really care much about amenities such as Gym, doorman, common backyard, storage unit...etc that increase the C.C. and which I know I won't use much.
Parking is def a plus since I have a car but $50K sounds quite high. I was thinking to just rent a parking spot nearby ($290/month I think).
