quote for sand and stain with oil based poly ??

anyone have this done recently ? 4.00 psqf seem right ?

it was 2.50 many years ago when i redid floors--sounds about right--piece of advice: go with more coats of poly than recommended, esp if you have kids or traffic--you can only redo when the apt is completely empty for a week or more--if it's in that state now do extra coats--it'll buy you a few extra years of wear

Marco, a lot of buildings do not allow oil based anymore, they are making very good water based now

What are the least toxic of all water-based poly finishes and stains? I've been researching claims and am skeptical of many.

its my understanding that oil is stronger and lasts longer. also water based poly's break down more easily when you wash the floor. Im in an old building so I was able to use oil. allthough its a week and a half later and there is still a slight fume.

Not all oil based polys give off toxins or week-long smells. Try Bona finishes.

unless you are certain you will use the apt little, or sell or empty it within 5 years; apply oil-based poly and apply extra coats--

To answer your original question 4.00 is fair if they stained the floors as well
