Decent overview. Didn't really think about the US comparisons until jus tnow.

The neighborhood really has potential. Great access, and really good building stock, and the stuff has already started coming.. Ace Hotel being huge, for sure, but that Eventi now? New places every time I walk through the hood.

Once they get critical mass...

The area is not much at a discount. Do not think has any good schools. What about fake good peddlers on 27-30th street on Broaday? Little India and Mcdonalds crowd on Park and 28th? Unpleasant!!
