We used Nick Bowers (website: www.NBowersLaw.com) for our closing, he was very good. It turned out more complicated than was originally envisioned. He handled it very well and didn't charge us anything above the initial flat-fee that was agreed despite the extra work.

We used Roy Gerard Esq(5 Penn Plaza, 23rd floor, 646-378-2127)for my closing on the coop and he handled my friend's closing as well.

He is a small operation but he was very good and very detail oriented. For the first coop we wanted to buy, Roy cautioned us right away about the building financials not been "kosher" and showing sign of issues from the start of the whole process and asked us to really think about how much we wanted the apartment. As it turned out, he was right. The board could not answer how certain fundings were used for the building and evasive about the multiple mortgages in the building financials. The management company avoided meeting with Roy on multiple occasions for the review of the building documents and in the end, admitted that they could not produce any meeting minutes nor could they justify the financial irregularities. We did not buy that coop. For the one that we ended up buying, Roy did all the due diligent and explained the whole process to us every step of the way. I will definitely use Roy again.

I enrolled in the company Group Legal services annually and Mr. Gerard is a member of the legal network, which covers standard legal fee for closing of primary residences. I didn't have to pay Mr. Gerard out of pocket for the work he did for the coop. He handled the re-financing of another property for me and his rate was very reasonable (around $600). Good luck.

We recently used DIANE UNGAR who has been in practice for 30 years. We were so happy with her services< she really made a difficult deal in difficult times happen for us. Great personality, very very knowledgeable, calm and available, with reasonable rates. Knows her business, good negotiator and makes things happen. Diane Ungar, 44 Wall St, 10th Fl. NY NY 10005 (917) 576-7880; she also runs an office out of Park Slope (718) 623-0777. deu624@aol.com

I used Martin Librett - martin@librettlaw.net.
He was very thorough, always responded quickly and patiently and when I was forced to sue the seller for 'failure to perform' the settlement became very protracted and his fee remained exactly as agreed ($1900.00 approx.from memory). Can highly recommend him. And I was living on the other side of the world and was able to trust him implicitly.
