Can anyone provide advice on how to sell an apartment without using a broker? Are professional pictures needed / helpful? Don't want to post on Craigslist. Are there other sites beside Street Easy that you can recommend?

I think most buyers are leery of FSBOs, most of the time with good reason.

If you're really too cheap to use a broker, make peace with the fact that you're immediately eliminating about 70% of the potential buyers from considering your apartment.

Cheap is a crap comment. If it was an actual legit number i could understand your comment.

I'll tell you what i will help you with your tax return this year and charge you 6% of your gross income. If that sounds like a good deal let me know.

This is why there are some brokers that have started moving towards a more reasonable 1-2% for the whole transaction. 6% has no basis in fact when you are dealing with a million dollar apartment.

I once again ask would you pay your tax preparer 6% of your 1 million in wages to prepare your tax return?

so this whole cheap thing is crap. One day I hope the apartment owners realize that if they push back that slowly over time the model will change.

why do you think buyers are leery of FSBOs?
Even if we offer a buyers commission?

Matt is full of shit as usual.

The real questionn is whether or not you are prepared to realistically price your apartment. It seems like many people are not. Check out the adjacent string from a FSBO and see if you think they are realistic about their price.

That is a useful comment regarding the pricing of the apartment. While i would not say you have to discount the whole 6%, you need to factor some in as the only reason the apartments go for a bit higher is you have two brokers convincing their clients that it is the right price.
