What is your best estimate on a gut renovation with mid to high-end fixtures, of this apartment. Floorplan would remain the same, with the exception of opening up the kitchen. http://streeteasy.com/nyc/sale/560047-condo-230-riverside-drive-upper-west-side-new-york

The numbers that I have heard are at least $200 psf for prewar apartments. Can you describe what you would like to do in this apartment in a little more detail?

Gut the kitchen and two baths. Kitchen would be high end appliances (Sub-zero, Viking), with custom cabinets, tile backsplash, granite counters). New wood floors, moldings, all new doors, outfit the closets, rewire, 3 HVAC units thru the wall, built-in bookshelves in the living room.
