Brownstoners is a just a big shill from Brooklyn brownstones. Most comenters own a brownstone and shill their own neighborhood 'cause they just refuse to see the value of their property going down! Most posters are delusional and out of touch with reality!

and type in the address - 146 Hancock St, Brooklyn, NY 11216 -, which is almost the corner of Bedford, and you'll see, there was an homicide on almost every block!

Where did you grow up to find this neighborhood safe? Kabul?

I've been in NYC since 1981,I know Bedstuy even briefly considered buying a house their, don't delude yourself into feeling safe if you live there, you wont last.

the only thing you'll get from brownstoner on bed sty is the talk of the wonderful brownstones and how pretty it's there. they know they made a mistake buying there and try to "hype it up" so that they won't lose their shirt selling. most take cabs to the door step once the sun goes down and do not go out extra early in the morning. they also never mention the regular "cricket" noise, oh sorry, gun shot noise, the crickets ran away.

Also Brownstoner sold its soul to the devil as they rely heavily on advertising like Corcoran etc... They used to have a widget for each House of the day so readers could give their own estimate of the value of the property but because the widget always came down 20% to 30% below asking price Brownstoner was pressured by advertisers to take the widget off.

there are better parts of bed sty and worse parts. using the word SAFE anywhere in bed sty would be a mistake. once you cross to the other side of prospect park or vanderbuilt ave, things get worse every block you go east.

dia you are right the vast majority of people in the hood are awesome, friendly, we just moved from a uber friendly, historic building in Washington Heights. But the 10%(?) that ain't so friendly..serious problem, especially for my tall,beautiful wife. Another annoying thing is how the city seems to ignore these marginal neighborhoods, just check out the subway stations.

Eventually the area will be gentrified and prices will increase accordingly especially for the well preserved stock. However this has already been priced into the asking prices which are very high for what you get. Whatever discount you get you will pay it with your own safety, stress, and lack of amenities. If you have no other way to make money and you have a down payment you can make some profit this way by sacrificing your peace of mind. It's your call.

Who knows how long it will take for the area to be gentrified. The process has slowed down due to downturn. Don't get your hopes up though there is no much money around and the city will be reducing spending, services, etc. If I were you I would wait for another few years until bubblicious prices price in this slowdown and give you a real incentive for risk.

Brownstoner is useless run by real estate agents and sellers both on regular posts and discussions glorifying everything brooklyn even the worst. It might be of some use if you need some renovation or project hint.

The advantage of Brownstoner is that you'll hear from people who actually live in the neighborhood you're asking about. And there are as many cranks as there are shills on the site; you'll get an array of perspectives, believe me.

would someone who actually lives in Bedstuy steer you away from the neighborhood? most of them like OP can't see the time the hood is gentrified and their (usually overpaid) investment has a return. that sums up what brownstoner is.

Dean st is one of the most beautifull street in Brooklyn, however Bloomberg closed a hgomeless shelter in manhattan and bounced all its homelesses/drug addicts to the already crowded shelter at the armory of Bedford ave and Atlantic. The community is furious because the area was not the safest to start with and now everybody will tell you to solder iron bars at your windows 'cause life in the hood will be even more unbearable!!!!

Dean street has truly amazing blocks; Crown Heights and Bed stuy are truly block by block (like it used to be in Manhattan 15-20 years ago.) Do Google street view on the 1200 block of Dean, it's amazing. The area around Nostrand in Bed Stuy is really a long, long-term proposition. Some blocks were hit really hard, and have plenty of empty lots, which are filled when built with Fedders crap; some are OK, and it's the luck of the draw if you have one bad neighbor which spoils the block. Hancock between Nostrand and bedford is nicer than most around this area, but it still is a neighborhood in transition. In general, I would stay in the landmarked area around Stuyvesant Heights or Dean/St Marks closer to the Brooklyn Children's Museum.

Dia, prices run from 400K to $1M, depending on the size, condition and location. At the top end, a mansion in good condition, or a big house in the landmarked area, at the bottom end, a wreck on a bad block. Most trade around 600-750K.

truthskr10, West Side Story was originally conceived as a story about jewish/Catholic tension ... but by the time they got around to writing it, those white ethnic groups had shifted their attention elsewhere ... PRs! I think it would've been funnier in the Catholic/jewish version, though. And James Dean would've made a great Menachem.
