-fwiw, I get a sense most of the seers decided lemmings was a goood fit, and now dont wanna see any comps. Sort of like stick it up their azz and no one will notice.

You have been up here for a while and agree SE is lifeless like NYC nightlife. All the personal attacks are crazy.

And the political climate has changed. We'll see on Tuesday, but count me very surprised at the whole Tea Party insurgence. The U.S. is in deep, deep merde.

And it was fun to speculate on the direction of the market pre-Bear & Lehman, but the pain is real. Personally, I don't like to talk about apartments tanking in price when I know a few people IRL who are in bad situations.

There were more discussion than the "rent v buy discussion." We discussed developments, neighborhoods, facts and logic.

I agree, what is going to happen to real estate outlets such as SE and The Real Deal 5-10 years from today, when the market has reached its organic plateau?
Back in late 2008 there were positngs every 10 seconds. Why? Because the sky was going to fall and every bear was rejoicing! All that pent up demand didn't spend time looking/buying. They were here telling each other how smart they were to stay out of the market and how bad things were!. What else could they do? So they came here. Now, we have normal conditions back. No "crisis" anymore. Many of the bears have bought so there is no need for them to frequent these boards anymore. That leaves u few remaining bears to discuss anything even remotely negative.

That is the sad part. They come on these boards bashing NYC reits and in the next minute they make a post about closing on their unit.
