I'm on the verge of buying an affordable (income-restricted) apartment in this new building. Any comments?

i had to do a double take when I saw ~$450/sq ft, which is even low for East Harlem. 25 yr tax abatement, check, Costco coming to the mall, check, parking and proximity to subways, check and last but not least espresso-stain dark wood cabinets, which is key.

Then I realized this was an income restricted, land lease coop (which puts a damper on resale values). I would be sure to check what the fee increase schedule is.

Thanks for this info. I'm new to NY real estate - what's the fee increase schedule?

Check with your lawyer to see how much the maintenance fees can increase per year if this is a land lease building.

Also, you might want to walk around the hood at night if you're not too familiar with El Barrio. Know that you are fine with projects in that area and have enough swag to get proper respect from the young brothas hanging out around the subway. East Harlem has added some new condos over the years, but still not as gentrified as west and central Harlem.
