Discussion about 77 Bleecker Street #105
What do you think of pricing and pros and cons on this. It is a duplex, but is a ground level apartment and the lower duplex is in the basement. Do the pros of Noho and more space for the dollar ($699 sq ft) outweigh the cons of ground level and basement apartment. Anyone with experience of living is such a setup. Discuss!

Forget it. First floor on the street, without private outdoor space, is pretty much the hardest thing to unload. Plus this particular street is pretty busy with students, and the NYU 10-year plan calls for a building across the street. A cheap student rental is the future.

$500K. $1000 per sq ft for main floor. Basement for free due to very high maintenance and compensation for people looking into your apartment. Lower floor is horrible with view of a moat!

I can't really comment on this specific apartment, but I wanted to let you know that I lived in this building for 4+ years in the late 90s. It is a TERRIFIC building. I absolutely loved my time in Bleecker Court, and I wholeheartedly recommend this building.
Mercer Street off Bleecker is actually a relatively quiet street.
However, I'm not sure what the story is with the NYU housing across the street.. I'm not sure why I think this, but for some reason I think there was at some point talk by NYU to expand or change that huge housing complex.. I don't really know what the story is with that..
In all, I just wanted to comment on the building itself. I had a wonderful experience living there.

The adjacent unit, #106, sold for $768k in March 2010. The high maintenance is probably why it hasn't sold yet.

Ok, I get all the points.
So how about a similar property but condo on Elizabeth and Kenmare, where the unit is inside facing with private access to a quiet but albeit public building yard. It's a FSBO and this Bleeker place came closest in comparison at price per sq ft and layout. The unit has full yard facing english basement meaning the back side of the building is dug lower so there are full length windows in the back with yard access. Taxes 650 month and common charges 680.
My problem is still with the basement, lots of space for kiddies, but is a basement. We are looking to stay put for 8-10 years.
Anyone with different positives on this spin...or negatives?
