Who Got The Best Deal?

Over the past two years a handful of really nice prewar apartments have sold in central Greenwich Village for between $2.5 and $3.5 million. I'm curious how people would rank them in terms of who got the best deal--please take maintenance into account, since there is a pretty wide variation there too. 32 Washington Square West #10 E for $3.425 ... I'll give it a shot. I actually saw a few of these when I was looking last year.

From best deal to worst:

26 East 10th
40 5th
32 Washington Square West
1 5th
30 5th
39 5th

It jumps out at me that 26 East 10th looks like a better apartment than 30 5th (which appears to need a gut renovation) and 39 5th (only two bedrooms, not three), sold for almost 500k less, and has lower maintenance. 32 Wash Square West looks gorgeous, and great view, but the location is a little less ideal to me--where is the nearest grocery store? 40 5th is perhaps not as interesting an apartment as some of the others, but it's an opportunity to get a true classic six in perhaps the best building in the entire city (IMHO) at a very attractive price.

Of course, I think I got an even better deal :). Though I must say 26 East 10th looks like a bit of a steal and I love that building.

I thought of including that one nyc10023 but do you think it is in the same caliber? It has only 2 bedrooms, smaller, estate condition, not a totally great building. I do agree it was a great deal. How would you rank the other ones?

I don't know how diff. buildings are ranked on the "gold coast". I know that B&B is good, 1 Fifth is uber-prime, I love 43 Fifth facade...

I was pondering the possibilities of combining 12A&B and doing a brave flip. But if it isn't an uber-prime building, I don't know that big $ would pay up for a combo there. Ali?

I tried to combine 12A and B but the 12A people were totally inflexible on their price--hence it has been on the market for years. I don't think they have come down at all. 12B, OTOH, was an estate.

I'm curious: what do you think of my rankings of the other units?

Yeah, too bad, villageowners. Would have been an okay flow - back to back LR DR. 4 bedrooms in secondary wing, master br with office in the other. EIK.

Logically, 12A is worth less than 12B.

VillageOwner, these are so absurdly out of any price range I could ever imagine being in that I don't even know how to compare them. They all look great. If I had the money I'd be happy to own any of them. So my answer to your question of "who got the best deal" has to be, all of the above.
