The smart trade would be to offer to rent it for $6K, with you moving out with 2 months notice.....

land lease complicates all deals on the PHs. Occasionally some poor fellow buys and then cannot pay the charges and try to get out. i have seen these for 600K with no taker other than an out of towner gets sucked in. last time I saw one, several years ago, it was a person from Florida ( or so I was told). Sad story of how next door church is taking advantage of the buyers.
