help on a coop rental please

hi everyone. I am filling up all paperwork (tons) to rent a coop apt from a friend of mine. my landlord friend said that according to the building rules and his contract as owner, he can have guests for up to 2 months. do you guys think that I can be a guest while we are submitting the paperwork???? he also said that I can have deliveries (boxes) providing they are at his name. do you see anything weird here? TX

Have him ask about you coming in as a guest first. The guest policy at my co-op is guests are permitted as long as the owner is in residence too.

I would think delivering packages in his name just makes it easier for the delivery people, and doorman if there is one. Ask if you can get deliveries in your name once you're approved.

The propietary leases I have reviewed all require owners to be physically present with their guests.
Living in sin coop style can result in your being served with eviction paprrs. Also, if the board has
an attitude - as many do - your sublet application willbe summarily declined.
