Discussion about
Question for people living in "amenitized" buildings: how often do you use which ones---gym, pool, rooftop terrace, party rooms, kids playroom, other? In other words, which are worth paying more for?
The real question is which amenities to do you as a buyer plan to use and value. If you plan to have no kids, the playroom is useless. If you work out then the gym is great..etc
Actually, I'm more interested in in which amenities prove valuable over time because they are used and which turn out to be foolish excess.
The useful amenities have stood the test of time. I would be suspicious of a unique amenity offered by one or two buildings(dog spas, wine storage, spinning room)
I have a pool, gym, back yard and kids rooms. as an active parent, I use and value them all.
I agree with the sentiment of what is important to you. I can tell you that i have a gym, childrens playroom, roofdeck and a conf center/media room. I personally have used gym and playroom, the condo as a whole has had get to know neighbors and halloween party in the other spaces. I know that other owners have used roofdeck for parties and the same for the conf center/media room.
The point is that all of the amenities have a purpose and people will use them. Whether you will or not is the question.
We have a small party room (seats 14 for dinner) and a large party room (seats 75).They were a strong part of why I was attracted to that particular condo. We've used the large party room a couple of times (notably for our rehearsal dinner) and use the small party room maybe once a year, usually for a birthday.

A gym is something I would use, if it was in my building. The common roof terrace that I have (which is of a considerable size with great views) is something I mean to use, but probably only utilize properly 5 times a year. The other few times it's just to show friends that I have a roof terrace. The bike room on the other hand is invaluable.
Playrooms, and other things that are focused on kids, are clearly only useful if you have a child that can utilize them. Then again, if you are looking long term, you never know who might buy your apartment and the kids room would be amazing to have.
And at the end of the day, even if you don't use the amenities, they are always something that is in the back of a buyer's mind. So to have them and not use them is better than not having them at all.
