Rent stabilized- Can I sublet the apt?

Ok, I realize the title could start a flame war. But here is the story. I am looking for a new place. Currently in a RS lease. I asked the LL if they will let me out of the lease if we find a new place and they said yes, but they need 60 days notice. Ok, I realize the title could start a flame war. But here is the story. I am looking for a new place. Currently in a RS lease. I asked the LL if they will let me out of the lease if we find a new place and they said yes, but they need 60 days notice. They did say that if they lease it sooner they will let me out of the lease sooner. But I also know that apartments in the building have been vacant for several months as they look for top dollar. We all know that no new LL will wait 30 days to lease you an apartment, let alone 60. So I was thinking that if the current LL won't let me out of the lease (they would much rather have me pay while they seek a new tenant) I will re-sign for 2 years as I believe I am allowed to sublet the apartment (just not allowed to make a substantial profit on it). I am not looking to do this (so hold your flames). In fact I didn't think of it until the LL told me they wanted 2 months notice, but I also think that 60 days notice on a RS apartment is a bit of an exaggeration when the LL should be thrilled another of their apartments is about to go market rent. you are allowed to sublet a RS only if you leave NYC temporarily with the intention to come back permanently and re-occupy your current place. sorry, cannot do what you are planning to. the whole idea is for it to be a long term rental used as a 1st residency.
