maintenance is normal and average:

compare similar full service buildings,location, sq footage, size of the unit.

other similar buildings in the area have higher maintenance

very unique boutique land-marked building on historic tree lined block

by 19th century famous Architect Henry Ives Cobb

convenient central location to all transportation nearby

walkable area to markets, shopping, parks, gyms

nearby many new york city iconic buildings.

This is one of the few up and coming neighborhoods in Manhattan proper. Great opportunity to get in before values further appreciate. See NY Times article from 6/6/2014:
