What's wrong with this apartment? Price seems low - although doesn't list sq ft?

It's on the first floor with a strange layout. That "bedroom" doesn't appears to be a real bedroom but I could be wrong.

There is no closet in the 2nd room so it is not real. It is really a 1 br with walls or a 1 br with an office. Cute little place but none of the room including the living room are of nice size.

$1392 maint, and it's a 1+ (not a 2BR)... 625K seems priced too low? For the UES? That's crazy. Around 4K/month (with 125K down) for this part of town is no bargain (I used to live a block from there, so I know that area).
