Discussion about 90 Riverside Drive #PHA
Has anyone seen this property? It is so overpriced, a complete gut job, far from public transportation, etc. It has potential, but I'm not sure who is pricing it so out of whack.

I agree that the price is steep, but I can't agree that being 3 blocks from the #1 train, having a bus stop across the street, another bus 2 blocks away on Broadway, and the cross town bus 3 blocks away, is far from public transportation.

Riverside is not far from Bway at that point. Far, far cry from RSB to Bway.

As for price. Hmm. I'd say a river-view high-floor 7 which is comparable indoor-space wise could go for 4.5m in good condition. How much extra should a wrap-around (I assume elevator access is okay) private floor cost?

6A close for what, high 3s? Add a few floors of elevation. It's not quite full-floor - is there a PHB. But only 1 apt on this elevator landing. My gut feel is that you lower the price to 5, and see the fur fly.

Also not sure how many people in $7m+ apartments are concerned about public transportation.

i dont think it's that far from transport but you are right about overpriced.

lol can you imagine putting that much down and ending up with a master ensuite like that.

It's very far from public transport . also, the nearest parking garage is 2 blocks away. this place needs a LOT of work - it's absolutely disgusting inside & everything, down to the rotting floorboards/moldy carpet, needs to be ripped out. it would need at least $2m to renovate....
