1 Grand Army Plaza--Status??

Claims 60% and streeteasy seems to back it up.... not particularly impressive for a building that was getting a lot of press 2 years ago. Granted, much of the press was for being overpriced...

btw, under $1k psf.... weren't they asking several times that initially?

30 active sales listings: $900 per ft² (median)
83 previous sales listings: $1,015 per ft² (median)
1 previous rentals listings: $38 per ft² (median)
48 recorded sales: $927 per ft² (avg)

Prices started out very high but have come down a bit. I am considering bidding on an apartment there and the vaslue is much better now than before. What concerns me is that I have heard rumors that the developer has not been behaving well and seems to be in a bit of duress, and that there may be bad issues between the owners and the developer. Not sure what is going on, and what the implications would be for a new buyer.

i thought there was something in the press a while ago about glass issues with this building

I'm bumping this in the hope that someone has the poop on this building.

I would also appreciate any opinions about this property, value, location etc.

I'll try again. And another thing, can anyone explain how the tax abatement would work for this building, and how to figure what the tax for a given apartment here would be after the abatement ended.
