No sledgy, I think Miller/Sams treats luxury as seperate and off the main totals

What's considered luxury anyway? Broker sell $450 "luxury" 2Bed in Bed stuy to what i know so how can you separate luxury sale from resales. Even now i'm thinking about it, every single new apt built and available for sale in Williamsburg /LIC is a "luxury" condo!

sledge, I'm pretty sure they exclude "extraordinary" properties, and this would certainly qualify. I know for sure that Streeteasy's quarterly reports exclude them, so don't worry about this skewing the figures.

yeah it's out, take Q2 for example,

you'll see that the 276 sales for that quarter as well as the 262 classified as loft sales is not in the 2756 main total.

What I don't undertand are SE's totals for manhattan sales on any day.
Example
We found 11,593 listings
Median price: $895,000 Median size: 1,001 ft² Median price per ft²: $1,000
Information on Manhattan

Ive once maybe twice seen the figure for median price per foot below show less than $1000. Two months ago it fluctuated between $1004 and $1007.
Every day (that Ive checked) this month it stays at exactly $1000. ANd median price and/or size have been different numbers.

This makes me sick to think all the good that money could do and someone will spend it on himself for an apartment.
