6C looks interesting but broker is representing 630 sq ft when according to Property Shark 6C would be really 579 sq ft. It's a huge difference. Would you make an offer based on 630 sq ft and then deal with the real sq ft at closing?

I would negotiate it up front - property shark has the real sqft if its a condo

I am not even sure that I would buy this apartment, but I think that in a similar case I could have more leverage at closing ... (10% difference and easy to verify)
