$550-575k imho...

Thanks - sounds reasonable but doubt they would sell at that price as they bought for $675k in 2007. Any other perspectives out there?

I see last purchase at 599 in 11/2006. From what I understand the market is down from 06/07 levels.

That's one perspective though.

Rent is probably more than $2500, less than $3000 -- it's going to vary by the time of year the unit is offered to the market. Pushing the price up is the fact that there's not as much of that "cute" brownstone-y inventory -- classic Chelsea apartment -- as you might think. Pushing the price down is 23rd street proper, plus a lot of competing inventory from London Terrace.
