Discussion about 205 East 78th Street #14J
Anyone have thoughts on this apt? I am confused. where is the 2nd bedroom? Yes, it's nicely renovated but the price seems very high to me....

Is a jr 4. Not sure how they can claim is a 2 bedroom. and I doubt is 1,300 sq ft.

searching10: Respectfully disagree.

A junior 4 takes a (usually small - 10 x 10 or less) dining alcove to make a second bedroom, and there is rarely a second full bath. This was a real winged two bed two bath apartment that was purposely turned into a one bedroom, and the second true bedroom was turned into a nice dining room (which I think cuts into the resale value of the apartment, but I suppose it could be easily restored). The full attached second bath and the size of the the second bedroom/dining room confirm this, I think.

Don't love the location. Very sophisticated renovation, though.

Also, I'm reading this floor plan at approximately 1,000 - 1,100 sf.....

yeah, to make it back into a 2 bed you'd have to do some renovation work, which takes away from the main selling point which is the top quality reno. Given that 15J just sold for about $1mm, even if you fully value the reno, and are willing to pay 100% for it, this is still overpriced by at least $200k.

$2.7k in maintenance? WTF at $5k rents this out. So you are gonna carry $1.2mm for $2k month? Flmaoz.

It's true - I'd think monthly maintenance would be about $700 - $1,000 less expensive...

I was wondering that too. Love this location! Near the train, avoids the 2nd ave mess. Same street as John Jay park. The 78th st. block association keeps the block beautiful. Cute shops on 78th and nice neighborhood feel.

I'm sorry - it came wrong. The location is certainly fine. Of course, all things being equal, I would personally prefer to be located between Fifth and Lex, that's all...but that's just me.

I prefer fifth myself . . . along with a private jet to take me to my place on Further Lane in East Hampton . . . but I got neither . . .

Happy to be proven wrong about the 2bd, I thought it was to convert an original dining area into a db. but seems like original floor plan was a proper 2/2. thx

I would call this a Jr. 2BR if ever there was such a thing. Not a fan of ppl that lie over sqft.

Is the J line in the pathway of Extell's development project on 79th & 3rd. Shame to lose all that air and sunlight?

14J is a seller who is soon to be schooled in the value of renovation transference.

Like the owner of a new boat, once you sail out of the harbor, the resale value sinks like a stone.

Not a good sign when 10% of the units (20 units per SE) are listed for sale. Is the Extell project spooking many in the building? Any news on it?
