Understatement of Taxes In the Listing

Has any one experienced that the taxes for many listing are significantly understated relatively to actual taxes which one can easily check by going to the following website. why should square footage be the only lie?

The listing agreements of my company require the seller/owner to tell us the taxes and to sign that the numbers provided are accurate. The listing broker then uses that number in advertising.

Odds are the broker is just reporting what the seller told her or him. Sure, the broker should check everything, but after asking for maintenance statements, utility bills, the latest financial statement, etc., after awhile the seller, who after all is the broker's client, might feel like they are being cross-examined. So I think we all tend to handle these investigations on a case-by-case basis.

But the seller knows everything. Buyers should understand that sellers do not necessarily tell their brokers the truth, the whole truth, and nothing but the truth.

Most fair Karla,
And your position after a prospective buyer visits a unit and notifies the agent that a unit has it's taxes incorrect, or square footage not matching the condo declaration's claim, etc.?
