We don't get much in the way of non-Manhattan/Brooklyn comps watching around here, so i thought one to dump all the rest in would work. large 2/2 carved into a 3/2. condop with nasty maintenance charges. they were high in 2008 though, as well, possibly higher from some of the units i looked at. http://streeteasy.com/nyc/sale/539781-condop-4-74-48th-avenue-long-island-city 02/28/2008Previous Sale recorded for $975,000. 07/14/2010Listed by Prudential Elliman at $699,000. 08/28/2010Price decreased by 9% to $639,000. 09/30/2010Listing entered contract. 11/01/2010Listing sold. 11/01/2010Sale recorded for $600,000.
