I DON'T GIVE A CRAP.... BUT WHAT DOES THE RENT/OWN analysis tell you? wha wha wha? BUT YOU FORGOT the OWN PREMIUM.... yep still a buy at $2MM, fking forget the fact it CLOSED at $228K, CAUSE NYC RE WILL NEVER HIT $228K!!!!!! DISCOUNTS NEVER NEVER HAPPEN!

:) okay, i'll keep it down. but dammmmmit! I should have bought the apthorp PH instead of my 997TT....but I take solace from the fact that a bubble buyer on West 42nd St bought a 500 sq ft studio for $1.2MM in 2006, at least I AIN'T down $1MM in 3 yrs..........

haven't we gone through this? I'm under the impression that this is an attic spaces under mechanicals, not necessarily comparable to regular apartments.

the price alone tells you that it is not a reliable comp to anything, but let w67 have his fun. his wife will be home in a few hours and he'll be put back into his usual role.

Yet, they tried to find a sucker to pay 2 millions for it! You brokers are amazing. What arguments did you use to convince a sucker to drop $2M for this PH before it sold? It was good enough a place then, wasn't it?
Now it sold at real value, you guys are saying Oh! No! It was close to the mechanical, so it's not real value...

Bjw then how about the fact close to zero closings have been above ask in the last six months. Almost all price adjustments also have been to the downside.

Hey printer, making copies. Printmeister, refilling the coffee machine. Printerooonie, waiting for the bathroom to open.....how's it feelto make big nutz for someone else so you can pick up the littler onez. Hahahahaha

w67th, most asking prices are aggressive. Not sure why it's surprising that most closings, especially in this environment, occur below ask. But the percentage below ask is not really a reflection of a true "discount." It's a reflection of how overly ambitious the sellers were. Which is something I could give two cr@ps about.

either asking prices come down, ppl pay more or we have stalemate... Now if the rent/buy was in favor of owning, then wait longer...... YOU'LL FKING make more money.

It's like ejaculating after 30 sec vs. Sting's 45 day ordeal..... I guarantee you Sting's prostate is healthier.
