w67thstreet: "...The live/work (JLWQA) apartment is currently configured as..." Please note JLWQA = "Joint Living-Work Quarters for Artists," meaning you have to be an approved artist by the AIR (Artist in Residence) Board in order to get a mortgage, purchase and live in this space. If you do not have city certification as an artist, you will be legally prevented from purchasing and living in this unit by both the co-op AND the City. The entire point of AIR/JLWQA status is precisely to keep these SoHo lofts at prices FAR below what they normally would sell for in normal situations, in order to encourage artists who could not otherwise afford to live/work in the area.

but have a look at this spin. not prime location, but the 99 recorded sales (with quite a lot of them occurring in the 2004-2006 time period, which would be a drag on the average) in the building have an average ppsf of $696.
