Regarding spinns first listing, I think it is still expensive should be $399F@ as it needs a gut renovation. Then it will be worth $600 a square foot if done properly.

I come across many listings that are so over priced, there is a floor in pricing, an incorrect mindset that something can not be priced that low. A one bedroom I saw on west 16th street on Sunday was a perfect example; asking $449k, real 1 bedroom but about 400F2. It needs a kitchen and bath+, my suggestion to my buyer was $300k, thats rational to me(walk up), but of course we hear "but its a one bedroom!" So what. It's way out of whack with the price per square foot of similar Chelsea properties that actually sell, not just list. I fight with my clients over this.

I had a friend in the 106th St. building, and Keith is absolutely right: basement-level shoddily gut-rehabbed tenement apartments aren't peers. This one was a City job 15-20 years ago, when the neighborhood was quite bad, so the common areas (unless they've recently been changed) are NYCHA-like institutional. Lots of sloping floors in apartments, jail-barred narrow windows, etc.

Even $399 psf seems quite a stretch, whether or not gut renov is needed. And I'd inquire as to tax abatement/exemption expiration, although I imagine the full taxes would be quite low anyway. The CCs are very high for the kind of building it is.

Oh, and it's a one bedroom.
