Using a Broker for a New Development

Is there any benefit to using a broker when looking to buy a condo in a new development?

Yes, as they can often negotiate better on your behalf than the condo's agent. Two friends went to look at a building on the EAst side and the one without the agent was told that the price was firm other got a better deal. I don't know why maybe they want the repeat business they get with the broker whereas with the no agent buyer you dont do repeat?

I went to look at a new dev today without a broker. I asked if the prices were negotiable and was told no. Then I asked if the prices are any different if I was using a buyers broker and was told "no, but you've already had the first substantial introduction without a broker so you can't bring one in now". I told them that was fine, they can just give me the 3% instead.
