QE2 didn't seem to help anyone looking to get a good 30 year mortgage rate I don't see it stimulating RE at all. Good thing to have locked in something earlier. Will we ever see 4.25% for a 30 year again??

glad i locked at 4.25

i think the rates woulda went down had the fed bought more all at once, instead they're spreading it out over time.

Keep your eye on the yield curve...one probable reason rates went up was a massive unwinding or selling of treasury bills - basically "buying the rumor and selling the news". However, it sounds like there is a dam good chance that the Fed will indeed have to follow through on the $600Billion in purchases it has committed too and maybe even more - despite all the whining from China, Europe, and apparently some of the Republicans. My bet is that Bernanke will stand firm on his purchasing and it will indeed do exactly what it is intended to do - add more liquidity to the monetary base, continue to capitalize the banking system so these dopes can cover their defaults on residential and commercial assets, and cause long term rates to drop again.
