Discussion about
We are interested in an apt that we think is priced too highly. It is in an ok but not established neighborhood and I think the person who owns it is eager to get rid of it. However we'd like to make a very low bid almost half the asking. Any advise or feedback welcome....
If you sense weakness, why offer even half? Your bid is too high. Bid 80* off asking price.
i think investor apartments start at around 40% off, so you could probably go way crazier than 50%.
Determining where to start bidding on a property is not always an easy matter. If you have similar apartments in the same building especially the same line of apartments in that building, you can see what recent prices sellers got for those apartments. However, distinguishing between apartments in terms of floors, light and view and apartment condition is a bit of an art and often buyers and sellers disagree on the value of an apartment in terms of these factors.
To me, an offer of 50% of asking price seems unusually low except in certain limited cases. But nothing ventured nothing gained.
I'll go out on a limb compared to the other posts: don't bother. You will get no response. 50% off ask is not an offer any seller will respond to. Y'all can say I'm wrong. Come back and let us know how it goes. I don't think it is worth your time.
They would have to be desperate to consider such an offer. To give you perspective, I offered 20% under asking and ended up in contract at 11% under.
