We've been looking for a 2BR 2BA condo in UES for the last couple months. We found a couple apartments we liked, but they didn't work out for various reasons (one is pet policy, the other being way too high compared to comps). We've now run out of apartments to look at. I hear that new inventory comes on in the spring? When is that? March? Do sellers lower prices in the winter when not many are looking? Thanks for any help!!
Many people hold off listing in the Winter and list prior to the Spring selling season which tends to have the most volume. Spring is the top season, followed by Autumn. What you are hearing in all probability has nothing to do with Spring 2011, but is a seasonal pattern that occurs yearly.
What is your price range and location criteria. I am going to list my 2bed 2 1/2 bath on the 16 th floor with incredible views. It is probably going to go on for 1.5m. Highrise building with doorman, gym and pets allowed

Sounds really nice! But our budget is $1.25MM for 1300+ sq ft in UES, preferably not on 1st or York.
So does alot of discounting happen in the winter on the apartments that have been listed since September?
When does seasonal new inventory come on? March, April?
junderwo2 - you may have inadvertently walked into a possible solution that I have rarely seen used on Streeteasy and never understood why. Start a new thread titled to entice unlisted UES sellers in your price range. I for one would love to see you do your own deal.
If anything, I would expect the opposite of discounting. Spring is relatively strong, and bank credit has improved a bit since 2008/2009.

So do most on this board expect prices to be flat or go slightly up from now until March/April/May?

junderwo2 - with a bit of a discount to the current ask, this one would fit in your budget, size and location (not on York or 1st) criteria. However, it's a co-op and you did say condo, so perhaps that's an issue.

That's a nice amount of space for a decent price and low carrying charges. Too bad it looks so cookie cutter with low ceilings.

apt23: Thank you so much! Wow, you people are so nice!! Unfortunately I bid on this apartment only to find out Trump Plaza has a one pet per unit policy. We have two. :(

If the apartment has everything; it is in your budget and will allow your pets, why rule it out because it is a coop? Would you let an amazing apartment deter you from making an offer because it is in a coop building? What if it were a sponsor unit? When Spring rolls around again you will have more buyers looking for the perfect condo apartment, which in turn will drive the price up. The amazing condo in your budget next spring could sell at 1.35M next year, how far are you willing to go for a condo? How long have you been apartment hunting?
