Can someone tell me why units are not selling at these posh buildings?
860/870 UN Plaza is a fantastic building (with more amenities than most new developments for that matter), but as you pointed out, sometimes units don't sell quickly for a few reasons:
- Very Far East
- 50% Financing (limits the pool of potential buyers, to an extent)
- Some units require updating (which people want to do less and less).
Those are the main points. UN Plaza is a building that is run like a high end co-op on Park or Madison that isn't on Park or Madison. And therein lies the rub. I represent several units alongside my father, Doug Russell and Gerald Crown, and I have heard numerous buyers say, "I love it... but I wish it was further West." (I have also heard the same thing of buyers on Fifth who are below the tree line, "I just wish it was up a few floors above the trees!)
However, there is certainly a market for that area and the ease that it can be accessed from the FDR drive. The building is managed superbly and the staff is truly fantastic. Some buildings just take time for the apartments to sell, and while we have sold some very quickly, it typically takes a few months.
