Discussion about
I always wonder why brokers/sellers think that buyers will react to a tiny price reduction...In my opinion it is just like a store putting a $4.99 product on sale for $4.97 and then advertising the heck out of it. Thoughts? Am I missing something? http://streeteasy.com/nyc/sale/539864-condo-40-east-61st-street-lenox-hill-new-york

Agree eastside. It reflects seller's cognitive dissonance as to current market reality. Often with this situation, the seller will dump the broker & re-list list with a new broker & the tiny price cut syndrome may begin again. You can see this pattern on the thread 'chasing the market down: our favorite price choppers '

Many broker sites and other real estate sites will include any listing with a price change in their daily email or otherwise highlight these listings. We track all changes, but otherwise these micro-changes have no significance.
