Discussion about 155 Hudson Street #2S
Paid $1,753,500 on 8/18/09. Will be interesting to see how much mkt has improved since then (or not).
There is no sign from anywhere of market improvment unless the unit has done major renovation/upgrades.
But they are closer to finishing the Holland Tunnel exit roundabout right outside the front windows. That must be a plus, right?
How would that be a plus? Will that affect the traffic?
Was I too subtle?
It will sell at $1.95 mill.
It has to for them to break even. But I don't think it will bc you'd have to be an idiot to pay that price.
with an additional bathroom and $100k, it is nice space. Price is cheaper than the rest of Tribeca due to the tunnel traffic. My guess $1.85mm
What do you do with an 8.5 foot wide, 26" long bowling alley? 2d floor, near the tunnel exit? Lovely.
That bedroom is ridiculously narrow. The combination of constant tunnel traffic / noise / pollution and crappy layout makes me think it's worth $1.65mm best case.
Who cares how logical the second bedroom is? That's the problem of the child/guest/etc. But it needs a second bathroom or else it impacts the first bedroomholder.
It was purchased around 1.7. Nothing has been done with it since then. How should you calcualte the reasonable price? However, you calculate, it should sell at low 1.8.
Supposedly, they have multiple (read:5) qualified offers over 1.9. I don't actually believe they have any. We will see when the sellers get back from "overseas".
Is it just me, or do others find the whole "nesting instinct" angle in the description creepy?
Besides, should the nesting instinct point one away from the tunnel?
Still on the market. There must have been six very qualified offers at 2.5...
And still on the market...
Obviously, it takes a long time to sort through all those multiple bids.
According to SE this went for 2.23mm. Wow, just wow
a fool and his money......
......
what? what? what what? don't leave us hanging here. what? This reminds me of columbiacounty when he sold all of his stocks in March 2009 and ruined any semblance of a financial future and was forced to move into an apartment with a window in the shower. what's this story about lucille? I'm hoping this could be good... tell us, tell us.....
they are soon parted, love.
you don't think this is insane? been down there? it's a hellhole! 2.23 MILLION DOLLARS
when everyone is throwing money around, no one notices stupid puchases. but when the pool is shallow a sale is judged on its merit.
no one saw that price coming...
Whoever paid that price should have their head checked...
Two possibilities:
1) Stupid buyer
or
2) SE'ers don't know everything
There was a bidding war on this one folks. No Tribeca inventory at that price point, good bones, great light in the front and a legit 2000+sqft instead of the usual inflated BS (see 335 Greenwich 2B). Seems a bit high, but not insane.

that bigass roundabout outside owners' shiny and fabulous (2nd floor) 2.23 million dollar tribeca apartment is where they release them from the holland tunnel. you should zoom in to witness its full glory. and their very street is where the tunnel traffic going the other way lines up. 2nd floor. 2.23 million dollars.

you can change number 2 to "se'ers are a bunch of fucking assholes who have no understanding of market conditions and you'd be closer to right.
