What do you guys think about explaining how you arrived at number you are offering when placing a big? For example, letting them know it is based on comps in the building... Or is it best to just give a number? Thanks!!!!!!!!!!

give a number. if they are unreasonable, nothing will help. if they are reasonable, then the seller's broker should be able to provide the comps that substantiate your bid.

If your offering more than 12% less than asking, it may be a good idea. If your offering more than 18% less it will be essential.
