Really....? Need to reduce by at least 300k with that main fee... it's not 2007!

needs to be reduced by more than that - we almost made an offer last year - needs a ton of work ($400,000 to be safe) , has no views, low ceiling and tiny bedrooms - also on a very noisy corner - 85th & 1st

looks like a fsbo due to no floorplan. looks amateur & overpriced.

this gotta be fsbo. looks like a furniture bazaar with furniture & stuff jammed in every corner. Love the BR pic, with shoes under bed & crap on the floor. Place screams 'we have too much stuff & are bursting at the seems'. I bet it doesn't sell, goes off market & then they get a broker.

no problem, dwell. and as leelaura considered an offer earlier and there is no listing history for the unit i'd have to think this isn't the first effort to sell by owner.

the four bedroom duplex that is listed for slightly less looks to be in much better condition, so this could be a long haul if these sellers are stubborn. maybe they don't really have to sell, and are looking for a family who wants space to customize. still, this seems extremely aspirational to me.

yes, aspirational. I was a bit harsh, but, c'mon, if they're gonna do a fsbo & put pics up, at least straighten out the BR, put shoes in closet & post a floor plan.

i wonder if it's a fsbo issue? when SE grabs the listings from regular sites maybe they get more accurate info?

although i've been noticing some very strange things recently in recorded sales, and some brooklyn listings that are showing up as manhattan.
