What's the actual square footage, not including the hay loft?

I think if I were interested I'd save $120,000 and buy #617 for $579,000.

agreed with kylewest. one floor higher, seems in similar condition and 17% off. no brainer.

I'm not about to buy either one, but 517 claims 14-foot ceilings, allowing a walkable (6'4" ceiling) hay-loft for most people; 617 states a hay-loft ceiling height of 5'3" -- and that makes for a huge difference in use of the space, practically speaking.

Selling agent should differentiate on that point, and cut a lot of verbal clutter. 198 days on market.

The agent also includes the square footage of the lofted bedroom into the total, which is wrong, since the clearance is under 8 ft. A tall ceiling has some value, but it's still a 550sf studio. It seems steep to me.

Thanks - yes the price difference between #517 and #617 reflects the difference of having a walkable mezzanine space vs not. What do you think is a fair market value for #517? NoHo is also a pretty central and desirable neighbourhood....

My best guess is between $500 and $560K. I would list it at 575K and be negotiable. There are a lot of those vertical studios on the market.
