The East Hampton house looks spectacular, but it is literally in the middle of nowhere. I personally couldn't justify paying 5 million for a house and not being close to a town or open water. I would rather have a smaller house on the water in a closer-in spot than Montauk.

I concur. Area is not our preference. We actually prefer being further out. But from a structure, the house is very nice, but still too pricey
