Does anyone know what is going in across the street? They're doing some kind of renovation at the building on the southwest corner of 3rd & 14th. (I'm considering an A line unit)

Ah, the good old days. That used to be a great corner to buy drugs. According to other people, of course, I wouldn't have first-hand knowledge.

I think Corcoran is on drugs trying to create a false bidding war atmosphere. Listing all those units "already in contract" an icrementally raising each units ask in the meantime like it's 2007. Sorry not buyin' it.
I'd stay away from this house of cards.

That burger looks damn good.

I gotta agree with you truthskr. 28 listed in contract with 2 listed as sold... And now the developer is saying April/May closings... Given what happened at 22 Renwick, I would be very cautious here.

10 oz is a massive burger, wow. More like a steak with some bread around it...

The increase are ridiculous but I guess they priced it too low? and amending the offering plan to raise the prices. Now they have 50% sold they can just play the waiting game!

Truthskr - what do you wanna know about the Jasper? I put 20% down as the world was blowing up and got 1% interest back a year later when the market was down and everyone lost their shirt. Handily beat the market, didn't stress about it , didn't need lawyers, and the money just came right back to me.

sales agent claims that they now have 30 executed contracts with deposits (out of 47 resi units). a month ago i confirmed with two different banks who are lending into the building that they had reached 50%, so 30 a month later probably isn't too far off.

i took a site visit a few weeks ago, one of the units i saw (a 2 br) had all the flooring down, appliances in the unit (but not hooked up), most of the bathroom wall tiling finished, tub installed, sinks not yet in, kitchen cabinets in place, no doors yet. from my experience with renovations, i think they could finish this unit by march, if they really wanted. but obviously they need to work on the rest of the building. a first closing happening some time between april and july is probably a reasonable estimate at this point.

@ jakedavid: Have you gone to see this bldg? Which unit(s) did you take a look at? They do look awfully small in the floorplans...

don't believe anything on streeteasy re: jasper inventory. i think the last i remember hearing, about 50% were in contract before bust.

jubu....I wouldn't waste my time looking at them. WWWWWAAAAAYYYYYY too small. The 2 bedrooms should be 1 bedrooms; 3 bedrooms should be 2 bedrooms, etc........

i heard closing should happen on time. i just got something in the mail the other day saying that i should be looking into a mortgage lender and they were offering some discount for poliform stuff.

luciato, closings are estimated to be may - june. they used to say april - may. i always thought july was most likely.

jubu, the ceilings are 10' 2".

jake, yes the rooms are smaller than you could get elsewhere. like with all apartments, there are trade-offs between location, quality of amenities, & size. there is definitely a location premium in and around union square.

I cannot get over how small these apartments are. There are already 7 units for rent at OBSCENELY high amounts!! For $4500 one can get a huge apartment anywhere in the East Village...

They sure are tiny. E.g., the 3-10A line isn't large to begin with, and by the time you subtract out the kitchen, baths, and long/wide front hall, there's diddley left for rooms and closets. The wall-to-wall windows must help when you're looking at it empty, but reality would dawn when trying to cram in furniture.
